  What is a “sealer” ? Does Granite need to be sealed ? Does a sealer really help for grout ? Many people do not understand what a “sealer” is. Most people even many in the construction business mistakenly think that a sealer is a coating designed to cover all natural stone like granite and marble. The truth is coatings do exist like wax for vct flooring or polyurethane for wood flooring. However generally a seal for granite is a “penetrating seal” not a coating. It does not “cover” the surface rather it is designed to get absorbed in to the stone to prevent something else like spilled coffee from staining in to the surface. In fact many times granite & marble does not absorb so a seal is totally unnecessary (although there are exceptions and some stones are porous). Grout on the other hand is extremely absorbent. Many times I am called to seal a marble floor. I pour some water on the floor and demonstrate how the grout quickly darkens from the water while the marble does not. This clearly shows how really the grout is what really needs sealing not the marble. Many times people comment that they sealed their grout and it did not work. However there are many grades of quality of sealers as well as proper application methods. The way to know if grout or any surface is properly sealed is by testing it. Why is tile easy to clean but grout is black and filthy ? The reason is quite simple. When the floor gets mopped all the dirt of the floor goes into the water. Then the water gets pushed in to the lowest areas of the floor which are the grout lines. So basically instead of removing the dirt from your floor you just swished it all around the floor. It is actually quite gross to contemplate the accumulation of years of grime sitting in your grout. But in fact it goes further than this. Grout generally is cement based and absorbent. You can see how light grout darkens when wet just like a sidewalk in the rain or a sand darkens from water. So when the dirty mopping water goes on your grout in fact it really goes in and it does not come out easily just like a stain absorbed in to clothing.  Sometimes it can’t come out at all and can be stained permanently. So how can you prevent grout from staining and getting dark and dirty ? The key is proper mopping and sealing your grout. Proper mopping requires clean water and a clean mop. The water should be changed if necessary. A large 5 gallon mop bucket may not need the water changed for most residential floors. Water should be used in abundance so there is plenty of clean water that can rinse off the grout lines and not just merely dampen the tiles. Decorative Concrete Epoxy Floor Lakewood NJ

We just completed this beautiful concrete epoxy overlay for an upscale showroom in Lakewood NJ. The floor previously had carpet and all the carpet glue had to be removed.
